About the asset
- Following the vacation of tenants at One Bell St in 2022, Savills IM commissioned a Net Zero Carbon audit to define the asset’s decarbonization strategy. The audit also provided action plans to reach targeted BREEAM and SKA certification levels.
- The design and refurbishment of One Bell St followed the methodology proposed in the UK Green Building Council net zero carbon framework, removing gas consumption, addressing energy demands through a highly efficient servicing strategy including heat pumps, and utilising photovoltaic (PV) technology to maximise on-site electricity generation.
- The refurbishment included the installation of LED lighting, eight electric vehicle (EV) charging points, 20 cycle racks, bat boxes, bird boxes, insect hotels, as well as an improved Building Management System (BMS).
- Following completion of the works One Bell St was fully let to a FTSE 100 company at an increased rental level when compared to the rent paid by the previous tenant.
