About the asset

  • Extensive refurbishment of a prime office building in Stuttgart was completed in Q2 2023. The project included amongst others a new facade, upgraded ventilation and cooling systems and energy-efficient LED lighting.
  • To enhance tenant experience, the previously largely unused reception area was transformed into an inviting barista landscape. The inner courtyard was redesigned and now includes a terrace that serves as an extension of the barista landscape into the outdoor area.
  • The creation of flower beds with a generous selection of trees and flowering plants has greatly increased the positive impact on biodiversity and the quality of stay.
  • The refurbishment strongly emphasised ESG principles, using sustainable building materials, optimising energy consumption through an energy audit, installing water-saving fittings, and integrating occupancy and motion detectors to reduce waste.
  • A green facility management contract was implemented to ensure ongoing sustainability in building operations. Lease agreements and property management contracts now include green clauses, further supporting environmental goals.
