About the asset
- Located seven miles west of Cambridge and 70 miles north of London, Bourn Quarter is a 25-acre multi-purpose R&D and technology focused industrial/mid-tech campus built on a brownfield site.
- The Bourn Quarter development was designed to offer its occupiers, highly energy efficient, state of the art buildings with in-built flexibility to suit the wide variety of businesses the Cambridge area hosts.
- Landscaping and the natural environment sit at the heart of Bourn Quarter’s design philosophy. Key environmental features including a wildlife pond, harmonious planting, a running track, and fitness pods creating an exceptional environment that promotes wellness and sustainability. People working at Bourn Quarter can also enjoy a programme of community events throughout the summer months.
- Bird boxes were designed to offer nesting opportunities for a range of bird species and an ecologist was engaged to provide guidance on insect boxes. Given the presence of a rare local bat species, particular attention was paid to minimising light pollution.
- Wildflowers and native species were prioritised to enrich the site’s natural green infrastructure.
- A sustainable urban drainage system was designed to discharge water at a greenfield runoff rate, and provide a vibrant habitat for wildflowers, and other native species.
- High quality voluntary carbon credits have been purchased to offset residual embodied carbon and achieve up front Net Zero Carbon for Phase 1 of the project. Carbon credits are expected to be purchased in respect of Phase 2 once “as-built” embodied carbon figures have been calculated.
